Understanding what your boiler is telling you

Boilers heat water, and that water carries heat through pipes to radiators, baseboard convectors or radiant floor loops. Hot water systems keep the water in liquid form and pump it around a closed loop. Steam systems boil water and let steam rise through the pipes, then return as condensate. The two work very differently, and repairing them well requires knowing which one you have and how it was piped.

Pressure is one of the most useful clues on a hot water system. The gauge on the boiler shows system pressure, and each system has a normal operating range. Pressure that drops over time usually means water is leaving somewhere, through a leak, a relief valve or an automatic vent. Pressure that climbs when the boiler heats, especially if the relief valve drips or discharges, often points to a waterlogged expansion tank or a fill valve letting in too much water.

Never add water to a hot steam boiler that has run low. Shut it off, let it cool, and call for service.

Circulation problems are another common cause of cold radiators. Circulator pumps can fail electrically or mechanically, zone valves can stick, and air trapped in the piping can block flow. Gurgling sounds and radiators that are warm at the bottom and cold at the top are classic signs of air. Bleeding radiators may help, but if air keeps returning, the source needs to be found.

Steam systems have their own set of concerns. Water level is critical. A low water cutoff protects the boiler by shutting it down if the water drops too far, and the sight glass shows the current level. Radiators that bang, heat unevenly or spit water often point to piping pitch problems, failed air vents or water level issues. If a steam boiler is ever found with very low water while hot, turn it off and let it cool before any water is added, because cold water hitting hot iron can crack the boiler.

Ignition and control faults affect both system types. Modern boilers use electronic ignition with flame sensing, while older ones may use a standing pilot and thermocouple. Aquastats and temperature sensors control firing, and safety devices such as high limit switches, flame rollout switches and pressure controls shut the boiler down when something is wrong. We test these controls rather than bypassing them, because each one exists for a reason.

Our technicians work to restore heat while draining and refilling as little of the system as possible. Once the repair is complete, we purge air, confirm pressure or water level, and verify that every zone or radiator is receiving heat. If repeated failures suggest the boiler is near the end of its life, our Boiler Replacement page explains how we evaluate and plan a new system.

All repairs are quoted at a flat rate and approved by you before work begins. Workmanship is covered by a written warranty, and emergency service is available around the clock during heating season and beyond.

Boiler problems that need attention

Some of these are urgent, especially in cold weather. All of them deserve a proper diagnosis.

Pressure outside the normal range

Low or rising pressure points to leaks, fill valve issues or expansion tank failure.

Water on the floor or dripping relief valve

Leaks and relief discharge should never be ignored.

Some radiators cold, others hot

Air, stuck zone valves or circulator issues can starve parts of the system.

Banging or gurgling pipes

Air in hot water loops or pitch and water level problems in steam systems.

Boiler fires then shuts off

Ignition, flame sensing or safety control faults can cause repeated lockouts.

Low water cutoff tripping

On steam systems, this protects the boiler and signals a water level problem.

How we approach a boiler repair call

Hot water and steam systems each get a diagnosis tailored to how they work.

  1. System identification

We confirm whether the system is hot water or steam, and note piping, zoning and control layout.

  2. Pressure or water level check

Gauge readings, sight glass level, expansion tank condition and fill valve operation are evaluated.

  3. Firing and controls test

Ignition sequence, flame, aquastat settings and safety limits are tested.

  4. Circulation assessment

Circulators, zone valves, vents and radiator heat distribution are checked.

  5. Repair and system restoration

After approval, repairs are made, air is purged and heat delivery is confirmed throughout.

What affects the scope of a boiler repair

Boiler repairs range from a simple control replacement to work that requires draining part of the system.

Key variables for boiler repair
System typeSteam and hot water systems use different components and require different expertise.
Failed partControls and sensors are generally quicker to replace than circulators, valves or tanks.
Draining requiredRepairs that require isolating or draining sections of piping take more time.
Boiler age and parts availabilityParts for very old boilers can be harder to source.
Leak locationLeaks at accessible fittings are simpler than those inside walls or the boiler itself.

Boiler repair questions

Falling pressure usually means water is escaping through a leak, relief valve or automatic air vent. It should be investigated, because repeatedly adding water can introduce oxygen that corrodes the system.

A relief valve opens when pressure is too high. Common causes include a waterlogged expansion tank or a malfunctioning fill valve. The valve itself can also wear out.

With the system cool, open the bleed valve slightly with a radiator key until water appears, then close it. Keep a cloth ready. If air keeps returning, schedule a service visit.

Yes. We service steam systems, including water level controls, low water cutoffs, vents, pressure controls and ignition components.

That depends on its age, condition and repair history. Well-maintained boilers can last a long time, but repeated failures or heat exchanger leaks often justify replacement.

Homeowners with heat restored

Our radiators upstairs were ice cold. The technician found a failed circulator, replaced it and purged the air. Heat was back that afternoon.

Thomas B.Homeowner in Abbeville, GA

Our steam boiler kept shutting down. He cleaned the low water cutoff and explained how to check the sight glass. Very patient and knowledgeable.
