Understanding the air your family breathes every day

Most people spend the majority of their time indoors, and modern homes are built tighter than ever. That saves energy, but it also means moisture, particles and gases produced inside can build up unless the home is ventilated and filtered well. An air quality assessment looks at what is in the air, how the heating and cooling system is handling it, and where the problem is likely coming from.

Humidity is usually the first reading we take, because it affects comfort, building materials and many common complaints. Air that stays too damp can encourage dust mites and mold growth and leave rooms feeling clammy. Air that is too dry in winter can cause static shocks, dry skin and gaps in wood floors. A commonly recommended indoor target is between 30 and 50 percent relative humidity. We measure several rooms and relate the readings to how your cooling and heating equipment is operating.

An air purifier cannot fix a humidity problem, and a dehumidifier cannot fix a ventilation problem. Measurement tells you which one you actually have.

Carbon dioxide is a useful indicator of ventilation. People exhale it, so levels rise in occupied rooms with little fresh air exchange. Elevated readings do not usually mean carbon dioxide itself is dangerous at typical household levels, but they suggest other indoor pollutants may also be accumulating. Bedrooms with closed doors and tightly sealed homes often show the clearest patterns.

Airborne particles come from cooking, candles, pets, outdoor air and dust drawn in through leaky return ducts. A particle counter shows how many fine particles are present and how quickly levels drop when the system runs. That helps show whether your current filter and airflow are doing their job or whether upgrades such as better filtration or duct sealing would make a difference.

Chemical vapors, often measured as total volatile organic compounds, come from paints, cleaners, furniture and building products. Handheld meters give a general indication rather than identifying specific chemicals, so we treat those readings as a guide to source control and ventilation rather than a lab diagnosis. If a situation calls for laboratory analysis, we will say so plainly.

Combustion safety is part of every assessment in homes with gas or oil appliances. We check for carbon monoxide around furnaces, boilers and water heaters and look at venting condition. Every floor of the house should also have a functioning carbon monoxide alarm. Radon and mold identification require dedicated testing methods, and we will recommend appropriate testing when the conditions suggest it.

After testing, you receive a clear explanation of what was measured and what it likely means. Recommendations focus on the causes: ventilation, humidity control, filtration and airflow. Where leaky ducts are drawing in dust, our Ductwork Install And Replace page explains the fix. We do not recommend equipment that the readings do not support.

Reasons homeowners request air quality testing

These concerns are common and often connected. Testing helps sort out which factors are involved.

Condensation on windows

Frequent fogging in cold weather is a strong sign indoor humidity is too high.

Dust that returns quickly

Leaky returns, weak filtration or low airflow can keep dust circulating.

Stuffy or stale rooms

Poor ventilation often shows up first in bedrooms and home offices.

Allergy symptoms that worsen indoors

Particles, dust mites and humidity levels may be contributing factors.

Odors near fuel burning appliances

Any unusual smell around combustion equipment should be checked promptly.

Recent renovation or new furnishings

New materials can release vapors that linger without adequate ventilation.

How an indoor air quality assessment works

The assessment combines measurements, an inspection of your HVAC system and a conversation about how your household uses the home.

  1. Household interview

We ask about symptoms, pets, cooking, recent projects and which rooms feel worst.

  2. Room by room readings

Temperature, relative humidity, carbon dioxide and particles are measured in key areas.

  3. HVAC system inspection

Filter type and fit, return air paths, ducts and ventilation equipment are reviewed.

  4. Combustion safety check

Fuel burning appliances are checked for carbon monoxide and venting concerns.

  5. Findings explained

Results are reviewed with you and prioritized recommendations are provided in writing.

What influences an air quality assessment

The size of the home and the concerns involved shape how extensive the assessment needs to be.

Factors that shape the assessment scope
Home size and layoutLarger homes and multiple floors need readings in more locations.
Specific concernsTargeted concerns may call for additional readings or referral for dedicated testing.
Fuel burning appliancesHomes with gas or oil equipment include a combustion safety review.
HVAC configurationVentilation systems, humidifiers and zoning add inspection points.
Follow-up readingsRetesting after improvements confirms whether changes made a measurable difference.

Indoor air quality testing FAQ

Our assessment measures temperature, relative humidity, carbon dioxide, airborne particles and a general reading for chemical vapors, along with a combustion safety check for fuel burning appliances.

A commonly recommended range is 30 to 50 percent relative humidity. Levels consistently above that can support mold and dust mites, while very dry air can be uncomfortable.

Identifying mold species and measuring radon require dedicated testing methods. If our assessment suggests either may be a concern, we will recommend appropriate testing.

Not necessarily. Many improvements involve filter changes, ventilation adjustments, duct sealing or humidity control settings. Recommendations are based only on what the readings show.

Most homes take a couple of hours, depending on size and the number of concerns being investigated.

After the air quality assessment

Our bedroom readings showed very high carbon dioxide at night. Their ventilation suggestions made mornings feel completely different.

I expected a sales pitch for a purifier. Instead they found a disconnected return in the attic pulling in dust.
